A typical
program for our client that can not refinance consists of the following services:
This service is
guaranteed or your money back minus a small processing fee
- The
first thing is you the borrower fills out our
application so we can get everything we need to move
forward. Within roughly 3-4 business days, you will be
contacted from one of the account modifiers.

The account
modifier obtains
information from you that assists them in identifying who
your present lender/creditors are and what is your
present loan/credit program. You can expect a phone call
and / or email once or twice a week for the next 4-6
weeks until they have everything they need to modify your
debts and /or simply give you the status of their
progress. You will also be receiving updates as to what the
status is.

We then contact
your present lender/credit companies and/or loan
servicing company to determine who is responsible for
making loan modification decisions. They are not
calling customer service, they are dealing with the
company's Asset Managers.
- We prepare a
package for the loan modification personnel of your
lender/credit company to convince them to re-negotiate
your present loan terms.

We then
negotiate an agreement on new loan terms and if all
parties agree they then get the documents for you to
review. This is the most time consuming part of the
whole process

We evaluate
the new terms with you on the new payment to help
determine if this program is acceptable for you and the
amount of potential savings to you.

Once we have
presented the terms to you and you agree, the new
paperwork is revised, you sign off and your savings
begins immediately.
- The
total process time wise usually takes 2-4 months. The
time is dependant on how quickly you get them what they need
combined with how quickly the banks and creditors
respond to their request. Once you sign off and they rap up
the loose ends, the monthly service stops.
Fees
The
investment for the loan modification service is one full
mortgage payment with taxes and insurance or $1350.00, which
is ever higher. We must charge this way to stay ion
compliance. This service is guaranteed or your money back
minus a small processing fee.
We may also make fees on any new loan we achieve for
you, but that will be fully disclosed on a HUD statement
which you first must approve if we are doing a home loan
with the rest of the Jay Robins Team and Benchmark Mortgage.
